10 things to check before buying an apartment in Bangalore (2026 buyer's checklist)

Meta description: Use this 2026 Bangalore apartment checklist to verify K-RERA, title, carpet area, UDS, costs, specifications, water, power and maintenance.

Before buying an apartment in Bangalore, verify the project's Karnataka RERA registration, land title and approvals. Then check the carpet area, loading, efficiency and UDS, the full cost sheet and the developer's delivery record. Finally, check water and power arrangements, the real commute and long-term maintenance, and get every commitment in writing before you pay a booking amount.

This guide takes the developer's side of the table. It explains what a well-documented project should be able to show you before you pay, so that you can compare projects on records rather than on brochures. If you are buying an apartment in Bangalore from a trusted developer or comparing several shortlisted projects, use the same 10 checks for each one. An independent property lawyer should review the documents for any project you are serious about.

Key takeaways

  • K-RERA: Confirm the registration number on the official K-RERA portal. Registration is necessary, but it does not prove title, construction quality or on-time delivery.
  • Legal review: Have an independent property lawyer review the title chain, encumbrance certificate (EC), approvals, Khata and the draft agreement before you pay a token amount.
  • Area: Compare apartments on carpet area and efficiency ratio, not on super built-up area alone.
  • UDS: Check the UDS written into the agreement. It is your ownership stake in the land.
  • Cost: Budget for statutory charges, GST where it applies, parking, deposits, the corpus fund, interiors and monthly maintenance.
  • Utilities: Ask specific questions about water sources, STP operation and the backup power available inside the unit.

1. How do you verify Karnataka RERA registration before booking a flat?

Karnataka RERA registration means the project is recorded with the Karnataka Real Estate Regulatory Authority under the Real Estate (Regulation and Development) Act, 2016. If you have searched for "ZERA compliance," the regulator that applies to Bangalore projects is the Karnataka Real Estate Regulatory Authority (K-RERA).

To verify a registration:

  1. Ask for the registration number in writing.
  2. Search for it at rera.karnataka.gov.in. You can search by registration number, project name or promoter name.
  3. Check that the promoter, project name, location and phase match the brochure and the entity that will sign your agreement.
  4. Note the proposed completion date.
  5. Review the project page. It shows the land extent, the number of apartments, a sanctioned-plan summary, uploaded documents and quarterly updates (PropNewz).
  6. Check the complaints and orders section for the promoter.

Section 11(2) of the Act requires advertisements to prominently display the Authority's website address and the project's registration number. Section 13(1) bars a promoter from taking more than 10% of the cost as an advance before an agreement for sale is executed and registered (Haryana RERA order quoting the Act).

Red flags: The registration number is missing, the phase in the brochure differs from the portal data, or the sales team says registration is "in process" while asking for a booking amount.

Ask before booking: "Which registration number covers this exact tower and phase?" It also helps to understand the developer behind the project.

2. Which legal documents should you verify before paying a token amount?

No single statute lists every document. The table below reflects the review a property lawyer typically carries out for a new apartment project.

DocumentWhat it establishesWho should verify itRed flag
Mother deed and title chainHow ownership of the land passed over timeProperty lawyerGaps or missing links in the chain
Title deedThe current owner of the landProperty lawyerOwner differs from the promoter or landowner on record
Encumbrance certificateWhether there are mortgages or charges on the landLawyer, using Kaveri Online ServicesSearch period does not cover the relevant transaction years
Land conversion orderThat agricultural land was converted for residential useProperty lawyerNo conversion order, or a mismatched survey number
Joint development agreementHow the landowner and developer split rightsProperty lawyerYour unit falls in the landowner's share without clarity on who conveys it
Sanctioned building planThe approved number of floors, units and setbacksLawyer or civil engineerBrochure shows more floors or units than the plan
Commencement certificateThat construction was permitted to beginProperty lawyerConstruction started before the certificate
Fire safety clearanceFire approval, where the building height requires itProperty lawyerNot available for a high-rise
Khata certificate and extractMunicipal assessment and property-tax recordsProperty lawyerKhata type or e-Khata status unclear
Occupancy certificateThat the completed building can be occupiedProperty lawyerPossession offered without an OC
Draft agreement for saleYour rights, payment schedule and possession termsProperty lawyerOne-sided delay or cancellation clauses
Sale deedTransfer of ownership at registrationProperty lawyerUDS or specifications missing

Bangalore's Khata system includes e-Khata, A-Khata and B-Khata records. Ask your lawyer which status applies and what the current rules are.

For resale homes, also check the previous sale deeds, the association's no-dues certificate, the Khata transfer records and the property-tax receipts.

Did you know? A lender's project approval is its own risk assessment. It does not replace independent legal or technical due diligence.

3. How do you assess a developer's track record in Bangalore?

A developer's past projects can help you understand how projects have been delivered. Score each developer on six points:

  • Specifications: What was promised compared with what was delivered.
  • Handover dates: Actual handover dates compared with the dates declared on K-RERA.
  • Common areas: The condition of common areas several years after handover.
  • Residents: Feedback gathered from residents on site, not from testimonials.
  • Regulatory history: Complaints and orders listed on the K-RERA portal.
  • After possession: How defects were handled and how the handover to the association went.

From the developer side: Ask who plans the project and whether the same people supervise it on site. True Spaces has spent 20+ years in Bangalore and delivered 15+ residential and commercial projects. It stays small by choice, so the people who plan each project are the ones on site delivering it. BOCHS Akshaya, a residential project in Akshaya Nagar, is completed and handed over (True Spaces).

True Spaces

Ask before booking: "Which of your completed projects can I see, and how did the handover to the association work there?" Use this to evaluate a developer's project expertise and their developer track record in Bangalore.

4. What is the real cost of buying an apartment in Bangalore?

The quoted price is rarely the amount you will finally pay. Ask for a cost sheet that lists every item in the table below.

Cost itemOne-time or recurringWhere to find it
Base priceOne-timeCost sheet
Stamp duty and registration chargesOne-timeKarnataka government rates, applied at registration
GST on under-construction unitsOne-time, often paid with each instalmentCost sheet; confirm with a chartered accountant
Car parkingOne-timeCost sheet
Clubhouse or amenity chargesOne-timeCost sheet
Advance maintenanceOne-timeCost sheet
Corpus or sinking fundOne-timeCost sheet and agreement
BESCOM and water connection depositsOne-timeCost sheet
Legal and loan processing feesOne-timeYour lawyer and lender
Interiors and move-in costsOne-timeYour own estimate
Monthly maintenanceRecurringMaintenance breakup

Ask for this in the cost sheet: Which items are included in the quoted price, which are statutory, and which are payable at possession.

Work out your monthly EMI together with maintenance and an emergency buffer. Being eligible for a loan is not the same as being able to afford it.

5. Carpet area vs super built-up area: how do you calculate apartment efficiency?

These three terms describe very different amounts of space.

  • Carpet area is the net usable floor area of the apartment. Under RERA, it excludes external walls, service shafts, exclusive balconies or verandahs, and exclusive open terraces, while including internal partition walls (Taxguru on Section 2(k), RERA Act).
  • Built-up area generally includes the walls and spaces that belong exclusively to your unit.
  • Super built-up area generally includes a proportionate share of common areas, such as lobbies, staircases and corridors.

Efficiency ratio = (carpet area ÷ super built-up area) × 100

Loading % = ((super built-up area − carpet area) ÷ carpet area) × 100

Developers calculate loading in more than one way. Pick one convention and use it for every project you compare.

The table below compares two hypothetical homes. It is illustrative only and is not a market benchmark.

Home AHome B
Super built-up area1,600 sq ft1,500 sq ft
Carpet area1,120 sq ft1,125 sq ft
Price₹1.28 Cr₹1.275 Cr
Efficiency70%75%
Cost per carpet sq ft~₹11,429~₹11,333

Home A has the larger headline size. Home B actually gives you more usable space for less money per square foot.

Numbers are only part of the picture. Also check that rooms fit standard furniture, that circulation is easy, and that there is a utility area, storage, daylight and cross-ventilation.

Ask before booking: "Can I have a written area statement covering carpet, built-up and super built-up area for this specific unit?"

6. What is UDS in an apartment, and why does it matter?

UDS (undivided share of land) is your proportionate share of the land on which the project stands. It is held in common with the other owners rather than as a separately marked plot (Square Yards). UDS sets out what you own in the land itself, which matters for your ownership records and resale documentation.

A common way to explain the calculation is:

UDS = total land area × (your unit's super built-up area ÷ total super built-up area of the project)

Agreements may use a different method, so ask a lawyer to confirm the method your agreement uses.

Where to find it: The agreement for sale, the sale deed and the UDS schedule. Under the Karnataka Apartment Ownership Act, the undivided-interest percentage is set out in the registered Deed of Declaration (PropNewz).

Questions to ask:

  • Is UDS stated as a specific area or fraction, rather than only as a "proportionate share"?
  • Does the total UDS across all units add up to the total land area?
  • Does the joint development agreement affect what can be conveyed to you?

Ask before booking: "What is the UDS for this unit, in square feet?"

7. How should you read an apartment specification sheet?

The specification sheet is where brochure language becomes a contractual commitment. Ask for each category below in writing.

CategoryWhat to ask for in writing
Structure and wallingStructural system and wall material
FlooringMaterial and brand for each room
Doors and windowsFrame and shutter material, and glazing
Plumbing and sanitarywareBrands and fittings
ElectricalWiring brand, number of points and sanctioned load
KitchenProvisions for platform, sink and appliances
WaterproofingTreatment for wet areas and the terrace
LiftsBrand, capacity and number of lifts per unit
Fire and backup systemsFire-fighting scope and DG backup scope
Common areasLobby and corridor finishes

Did you know? "Brand X or equivalent" can allow substitutions. Ask who decides what counts as equivalent, and whether the agreement sets a standard for substitutions.

Look beyond the sample flat. Check how far the actual towers have progressed and look at the finish mock-ups. For a completed or resale unit, consider an inspection by an independent civil engineer. This is how quality-focused real estate development should be judged.

Ask before booking: "Will this specification schedule be attached to my agreement?"

8. What should you check about water, sewage and power backup in Bangalore?

In Bangalore, utilities can affect daily comfort as much as amenities do. Ask the following questions for each project.

Water

  • What is the split between Cauvery supply, borewells and tankers?
  • Has a Cauvery connection been sanctioned, applied for, or is it unavailable? Karnataka made Cauvery connections compulsory for Bengaluru apartment complexes in 2025 (The Week).
  • Is borewell yield data available?
  • How much do nearby completed buildings depend on tankers?

Wastewater

  • Is the STP actually operating, or only installed?
  • Who runs it and who pays for it?
  • Is treated water reused?
  • Is rainwater harvesting working? BWSSB sewerage rules require STPs for apartment complexes with more than 20 units connected to its sewerage network, with consequences for non-compliance (Citizen Matters).

Power

Did you know? "Power backup" can mean different loads for common areas and for the inside of your apartment. Ask which points inside the unit stay live during an outage.

A system marked "provided" in a brochure is not necessarily operating or maintained.

Ask before booking: "Can you put the water-source plan and backup load in writing?"

9. How do you judge location beyond the pin code?

The site-visit test:

  • Visit on a weekday during the peak commute, and again after dark.
  • Visit during the monsoon if you can.
  • Travel your actual route to work rather than relying on straight-line distance.

Then check:

  • Last-mile access roads
  • Schools, hospitals and daily groceries
  • Noise sources and nearby construction
  • Spacing between towers, orientation and open space
  • How stormwater behaves at the site

For metro access, count only stations that BMRCL lists as open. Stations under construction or awaiting approval should not count.

As one example of site planning, Samridhi by True Spaces states that nearly 60% of its site is open space. Compare that with the site plans of other projects you are considering.

Ask before booking: "What is being built on the plots next to this site?"

10. What recurring costs and ownership factors should you plan for?

Maintenance is a cost you will pay every month for as long as you own the apartment. Ask:

  • What does the monthly maintenance charge cover?
  • Are STP, DG, lift annual maintenance contracts (AMCs), security and clubhouse costs included?
  • What changes once the association takes over?
  • When and how will the corpus fund be transferred?

Also consider whether the layout will still work for you in the future, how well-run the maintenance is likely to be, and how dense the project is.

What to inspect at handover

At handover, check:

  • Unit dimensions
  • Slopes in wet areas
  • Electrical points
  • Windows
  • Parking markings
  • Promised fixtures
  • The documents you have been given

Ask before booking: "Can I see a maintenance breakup and the association handover terms?"

Should you buy a ready-to-move or under-construction apartment in Bangalore?

Each option comes with different risks and costs. The table below compares them on the points that matter most.

FactorCompleted home with an OCUnder-construction home
What you can inspectThe actual unitPlans, mock-ups and site progress
Possession certaintyHigherDepends on delivery
GSTGenerally not applicableApplicable; confirm the rate with a chartered accountant
Rent and EMI overlapMinimalPossible until possession
Payment scheduleMostly upfrontLinked to construction stages
Key clausesSale deed termsPossession definition, grace period, delay compensation and force majeure

Before you decide, ask yourself: "Would I still choose this apartment if the brochure, the amenity list and any projected appreciation were removed?"

Before you pay the token amount: final checklist

Tick off every item before any money changes hands.

  • [ ] K-RERA number verified on the portal
  • [ ] Title, EC, approvals and draft agreement reviewed by a lawyer
  • [ ] Written area statement covering carpet area, super built-up area and UDS
  • [ ] Itemised cost sheet
  • [ ] Specification schedule attached to the agreement
  • [ ] Written answers on water supply and power backup
  • [ ] Maintenance breakup

Frequently asked questions

Is it worth buying a flat in Bangalore in 2026?

It depends on your end use, how stable your income is, and how long you plan to stay. Compare the all-in cost of ownership, including EMI, maintenance and the opportunity cost of your down payment, against renting a similar home. Buy because the home fits your life, not because of market forecasts.

Will Bangalore property prices fall in the future?

Nobody can reliably predict property prices. Focus on what you can control: documents verified by a lawyer, usable carpet area, a location that works for your daily life, and an EMI you can comfortably carry along with maintenance. These factors can help you make a more resilient decision whichever way the market moves.

How much money do you need to buy a house in Bangalore?

Plan for five things:

  • The down payment
  • Statutory charges such as stamp duty and registration
  • Project charges such as parking, deposits and the corpus fund
  • Interiors and move-in costs
  • An emergency buffer

Ask for an itemised cost sheet and build your budget from it, not from the headline price.

Is an occupancy certificate necessary for buying an apartment in Bangalore?

For a completed building, the occupancy certificate is a critical document. It is commonly needed for Khata, utility connections and home loans. Do not rely on a "ready-to-move" label alone. Ask your lawyer to verify the OC against the sanctioned plan for your tower.

How much UDS should my apartment have?

There is no single correct figure. Your UDS should be proportionate under the method set out in your agreement, it should be stated as a specific area or fraction, and the total across all units should add up to the total land area. A property lawyer should confirm it.

Is a bank-approved project legally safe to buy?

Not automatically. A lender's approval reflects its own risk assessment for lending. It does not replace an independent legal review of title and approvals, or a technical review of construction. Commission your own due diligence even when a bank has approved the project.

What is a good salary to buy an apartment in Bangalore comfortably?

Rather than aiming for a specific salary, look at your EMI plus maintenance as a share of your take-home pay. Lenders assess this through a fixed obligation to income ratio (FOIR), and each lender sets its own limit. Make sure your existing loans and an emergency fund still fit comfortably within your budget after the EMI.
